And why they matter.

Many professional janitorial companies don’t have the “well just clean everything” mentality – wouldn’t make us very professional nor business savvy would it? In a typical janitorial contact scenario, there is a “scope of work” included. This scope outlines and details the janitorial responsibilities of the cleaning company.

In most scopes, there are the standard items you’d think of when “cleaning” pops into your head. These include bathroom cleaning, vacuuming, mopping, wiping of surfaces, etc. The standard items are usually done every clean, if that is daily, weekly, etc. just whenever the service happens. But what about those things that do not need to be done every clean – those places that aren’t as obvious or just don’t get used frequently? That is when periodic services comes into play.

These vary but the company’s needs, the space, budget and levels of use or visibility. Periodics can include a vast array of items and places. A big one we see is dusting of abnormal places – blinds, high or hard to reach areas, floor work, polishing, or upholstery cleaning. These areas are also broken up by timing. You can have dusting of the blinds once a month, but you only need polishing once a year for example. Something a janitorial company should focus on and can use as a selling point are these items that customers might not even realize they need.

Floor work – including carpet cleaning, striping an waxing of floors, tile and grout and buffing of hard floors should also be lumped into a periodic schedule. This is not only a value add, both in upkeep of the space as well as creating a schedule clients can rely on. By keeping all aspects of what one would think of as “commercial janitorial” within a single business, clients are not out there finding others that can.

Scheduling of floor work varies on the type of floor or carpet, it’s history of care and levels of use. We have one client that requires a full carpet clean of all spaces quarterly, while we have some that are annually. It’s a conversation needed to be had with clients as it also can have a large affect on the cost of service.

So think of the small things or the offhand items that clients may not even realize (bathroom vents are our favorite to remember) to enhance your janitorial service and hopefully, gain new business!
